I’M NOT A WHOLESALER

Many people looking to “buy” houses are actually what are called “wholesalers”.  Basically they spend lots of money advertising and looking for homes to buy, and as soon as they put them under contract, they try to find investors (like me) to buy them at a higher price than they paid who will fix them up to resell them.  The net result to you? Less money.  I buy houses expressly to renovate and improve them myself, this allows me to pay you more than any wholesaler.

I DON’T USE AGENTS… EVER

 When I purchase a house, its a direct sale, no real estate agents to take commissions or fees.  Similarly when I sell a property, I list it myself, without any selling agent to take a commission or fee.  Almost every investor I know uses an agent, perhaps at a reduced fee, but the end result is the same, since an agent is an expense, an investor who uses one must account for that cost and consider it when making an offer to purchase your house.  Since I do not have this expense, the vast majority of the time my offer will be higher.

NO OVERHEAD EMPLOYEES

Many home buyers’ sites are filled with their rosters of employees, transaction coordinators, CFOs, management teams etc.  I’m not exactly sure why so many people are needed, but when you decide to sell to one of these organizations, you’re paying for them to keep that many people on payroll.  When you call me, you’ll be talking to me, not a secretary, not a transaction coordinator, and once again, the benefit to you is simple, more money.  I run a simple organization, because buying a home is actually rather simple.  I keep it simple, so I can pay as much as possible to you.

I WORK ON THE HOUSES MYSELF

Typically if you call me you won’t catch me in an office or at some meeting, I’m usually at the houses I buy actively working on them with my other tradesmen.  When I say that I love working on houses, its the truth!  And the fact that I invest my own time in working on houses allows me to do repairs and other work for much less than other companies who buy and sell houses, enabling me to make more competitive offers.
